As Local Authorities struggle to identify sites to meet their spiralling housing needs and to deliver their housing supply, the location and type of suitable development sites is constantly evolving and more land projects than ever before are being considered by owners, developers and land promoters.
We are involved in an ever increasing number of land projects on behalf of landowners involving not only the grant of options but also entry into land promotion agreements. Robert Coombe who heads up the Property Group at Whitehead Monckton leads on these high value agreements working alongside a number of land agents in the County specialising in this area and dealing with established national land promoters.
Experience gained in this specialist area enables Robert to negotiate agreements with the promoters on behalf of clients which protect their interests whilst at the same time fostering the spirit of mutual co-operation which underpin these arrangements. Frequently clients are unfamiliar with the nature and extent of the obligations that land promotion agreements involve and Robert is able to guide clients through the complex process, and ensure terms are agreed which match client expectations and make the deal work for all parties.
In particular, he is supported by Vicky Stoodley who heads up the Planning team and has extensive experience of this complex area. Planning law is an ever-changing landscape with important implications for all parties. The number of planning appeals and the delays involved in decision making are becoming an inevitable element of a number of large scale developments.
In other circumstances we can assist with joint ventures, and in doing so can involve our Corporate team to ensure the structure fits with the clients requirements and objectives.
Examples of developers and promoters with whom we have dealt include Gladman Developments Limited, Welbeck Strategic Land, Development Securities and Hallam Land Management.
